Job Overview

Cygnet Health Care is recruiting a Project Manager to join its property and development team. This is a national UK role involving travel across the UK, with occasional remote working.

The successful candidate will oversee multiple growth and development projects across health and social care settings, taking responsibility for projects from feasibility and planning through to successful completion.

This is a permanent, full-time position, working 40 hours per week, Monday to Friday, with overnight travel required when necessary.

About the Role

Cygnet Health Care is looking for an experienced and commercially aware Project Manager to support the delivery of varied growth and development projects throughout the UK.

Reporting to the Development Director, you will play an important role in delivering projects across Cygnet’s health and social care estate.

You will oversee multiple projects nationwide and may be required to take ownership of projects at different stages of their lifecycle.

Your responsibilities will include supporting early-stage project feasibility, providing commercial and construction input, managing project delivery and ensuring projects are completed to a high standard, within budget and on time.

The position offers an opportunity for an experienced construction or property professional to work on projects within a major UK health and social care organisation.

Main Responsibilities

As Project Manager, your responsibilities will include:

• Supporting the development team with guidance and implementation of project delivery plans.
• Ensuring project budgets are controlled and delivered at every stage.
• Identifying commercial and contractual risks throughout the project lifecycle.
• Taking ownership of project risks and managing appropriate mitigation measures.
• Providing regular reports covering project progress, costs and forecasts.
• Chairing, contributing to and accurately recording formal and informal project meetings.
• Working with internal and external stakeholders at different levels of seniority.
• Managing contractors, consultants and supply chain performance.
• Leading stakeholder engagement throughout projects.
• Ensuring compliance with planning, building control and CDM requirements.
• Providing commercial and programme advice to the business.
• Supporting commercial decision-making on projects.
• Championing health and safety across project activities.
• Ensuring statutory health and safety requirements are met.
• Liaising with the internal Health and Safety team.
• Drafting, evaluating and negotiating tenders and contracts.
• Preparing project scopes, specifications and schedules.

• Ensuring projects are properly closed out within appropriate timescales.

Essential Skills and Experience

Applicants should have a strong background in construction, property, project management or a related field.

You should be able to demonstrate:

• A degree or equivalent qualification in a construction or building-related subject.
• Strong knowledge of the construction industry.
• Understanding of construction technical complexities.
• Knowledge of building contracts, particularly JCT contracts.
• Understanding of contract law.
• Knowledge of the planning process.
• Knowledge of building regulations and compliance requirements.
• Proven experience delivering projects.
• Experience managing complex scopes of work.
• Experience with new-build and refurbishment projects.
• Strong commercial awareness.
• Experience identifying and managing commercial and contractual risks.
• Excellent communication and interpersonal skills.
• Strong organisational and multitasking abilities.
• Excellent analytical and problem-solving skills.
• Strong time-management skills.
• Ability to work effectively against challenging deadlines.
• Strong documentation and project administration skills.
• Experience using project management tools.

Professional Qualifications

A relevant degree or equivalent qualification in a construction or building-related discipline is required.

It would be advantageous to hold chartered status with the Royal Institution of Chartered Surveyors (RICS) or a similar professional body.

Desirable Experience

Experience within the healthcare sector would be an advantage, particularly experience involving:

• Hospitals
• Mental health facilities
• Health and social care environments
• Healthcare property
• New-build healthcare projects
• Refurbishment projects

Working Pattern and Travel

This is a national UK position.

The successful candidate will be expected to:

• Work Monday to Friday.
• Complete approximately 40 hours per week.
• Travel to project locations across the UK.
• Undertake overnight travel when required.
• Work remotely occasionally where appropriate.

Because of the national nature of the role, applicants should be prepared for regular travel as part of their responsibilities.
